Occupied Home Staging in Calgary

Occupied home staging is the process of preparing a lived-in property for sale by editing, rearranging, and restyling the seller's existing furniture and décor, supplemented with rented pieces where needed.

WOW Effect provides occupied staging for Calgary homes that are still being lived in — a designer works on site to remove visual distractions, correct furniture placement and scale, soften personal style for broader buyer appeal, and stage each room for listing photography. Unlike vacant staging, occupied staging starts with what the homeowner already owns. Most sellers do not need to buy anything.

Why the Way You Live Isn't the Way You Market

Decluttering alone rarely fixes a room. A clean, tidy space can still photograph flat. Clutter is the easy problem — scale, layout, and focal point are the ones that cost offers.

Furniture is usually in the wrong place for the camera. Sofas pushed against walls, rugs two sizes too small, a sectional that swallows the room: placement that works for daily life often fights the lens. Personal style narrows the buyer pool, because buyers spend attention decoding someone else's taste instead of imagining their own. And after years in a home, the eye edits things out. Buyers see all of it in the first eight seconds.

What Professional Editing Changes

Occupied staging makes rooms read larger, gives each one a focal point, and widens the home's appeal without erasing it. Most homes already contain what the listing needs — it's usually a placement, scale, and edit problem rather than a shopping problem. Rearranging so the strongest feature in each room leads the eye means the fireplace, the window, or the ceiling height is what buyers see first. Highly specific style gets softened rather than stripped, so the widest possible range of buyers can picture their own life in the space. Every decision is made against the camera angle, because your first showing happens on a phone screen.

What Occupied Staging Involves

Occupied staging includes a room-by-room design consultation, decluttering and depersonalization guidance, furniture placement and space planning, styling with existing furnishings, curated décor, and rental supplementation where a room genuinely needs it. Each project is customized to the property, the furniture already in place, and the target buyer.

You'll receive specific direction on what stays, what moves, and what goes into storage — with the reasoning behind each item, not a generic checklist. Bookshelves, consoles, surfaces, and soft goods are restyled for the camera, and art, textiles, greenery, and accessories are added where the room needs them. A final styling pass happens before the shoot.

Occupied Home Staging Cost in Calgary

WOW Effect's Realtor Light Staging Package is $425 and includes two hours with a designer, decluttering and presentation recommendations, styling with your existing furnishings, and up to 15 curated décor pieces staged for one month. Transportation and pick-up are included in the package price. This package is typically covered by the realtor as part of their listing marketing.

Larger occupied projects — significant rental supplementation, multiple rooms, or properties where presentation is the difference between the price you want and the price you get — are scoped and quoted per property. If you're not sure which level fits, that's what the consultation is for. It's complimentary.

When to Book Occupied Staging

Book before your listing photography, and ideally before you've finished decluttering. Photos are your first showing, and staging after the shoot means paying a photographer twice. Booking early also means the consultation tells you what's actually worth the effort — most sellers spend energy on the wrong rooms.
