Realtor Light Staging in Calgary

Light staging is a designer-led styling service that prepares a listing for photography using the home's existing furnishings, enhanced with a curated selection of décor. WOW Effect's Realtor Light Staging Package is built for Calgary agents who need a listing camera-ready without a full furniture install — two hours with a designer, professional styling, and up to 15 hand-picked décor pieces staged for one month. Transportation and pick-up are included in the package price.
Who Light Staging Is For
Light staging fits listings that already have furniture but aren't photographing the way they should. The home doesn't need a full install — it needs a professional eye, a proper edit, and the few pieces that pull a room together.
It's the right call when the seller's furniture is decent but poorly placed, when a property is priced well and just needs to look it, when the photography date is close and there's no time for a full staging schedule, or when the budget won't carry a full install but the listing still has to compete. At $425, it's a marketing line item rather than a project — which is why most agents fold it into their listing package rather than asking the seller to approve it.
What's Included
The Realtor Light Staging Package — $425 — includes two hours with an interior designer, decluttering and presentation recommendations, professional styling using the seller's existing furnishings, and up to 15 curated décor pieces staged in the home for one month.
Our designer selects the pieces, places them, and styles each room against the camera angle. Transportation, setup, and pick-up are included — there's no separate delivery fee on this package. The initial assessment, on-site designer time, setup, and removal are all covered.
What Two Hours Actually Changes
A designer's two hours are spent on the decisions that move the needle in listing photos: scale, placement, focal point, and edit. Furniture gets pulled off walls and regrouped so rooms read at their true size. Each room gets a focal point, so the photo has somewhere to start. Distracting objects come off surfaces. And the curated décor — art, textiles, greenery, a lamp in the right place — fills the gaps that make a room feel unfinished on camera.
It isn't a full transformation, and it isn't sold as one. It's the difference between a listing that photographs adequately and one that stops the scroll.
Why Realtors Build It Into the Listing Package
A professionally styled listing reflects on the agent behind it. Staging strengthens the listing presentation you bring to the appointment, gives sellers confidence that the home is being marketed properly, and protects your pricing strategy before a reduction is on the table. At $425, it costs a fraction of the first price drop.
It also gives you a repeatable process. Same package, same timeline, same result across every listing you take on — no reinventing the presentation each time, no coordinating décor yourself.
When to Book
Book light staging before your photography date. The package is designed to be completed in a single session, but install dates fill around listing launch schedules — the more notice we have, the easier it is to hit your shoot. Staging after the photos means paying your photographer twice.
